Roof replacement

A new roof, done by one crew from tear-off to cleanup

The crew that tears off your old roof is the crew that puts the new one on. Timothy Mills leads it, and Rami Ansari checks the tie-offs.

We replace shingle roofs most often and metal on request. Either way the estimate lists the work line by line.

What a replacement includes

  • Old roof torn off and hauled away

  • Deck checked, bad sheets priced per sheet

  • Underlayment, drip edge and starter course

  • Flashing, vents and ridge

  • Magnetic sweep of the yard at the end

Day by day

How a replacement goes

Most houses take one to three days. A steep, large or metal roof takes longer.

  1. Step 1: Before the crew comes

We confirm the date, the dumpster and where the trucks park. You move cars and take fragile things off the walls.

  2. Step 2: Tear-off and deck check

The crew strips the old roof in sections and covers whatever is open at the end of the day. Rohan or Timothy shows you any bad decking and the price per sheet on your estimate.

  3. Step 3: Dry-in and install

Underlayment, drip edge and flashing go on first, then the field shingles and the ridge, tied off the whole time.

  4. Step 4: Cleanup and walk-through

A magnetic sweep of the yard, a look at the gutters and a walk around the house with you.

  5. Step 5: The papers

You get the workmanship warranty, the manufacturer's registration and the final invoice, in the name on our license.

Replacement questions

What homeowners ask before a re-roof

Can you put a new roof over the old one?

Sometimes, but we usually tear off. Code limits a second layer, and a re-cover hides the deck, which is where most hidden problems are.

How long does a replacement take?

Most houses take one to three days. A large, steep or metal roof takes longer, and a wet forecast can add a day.

What if it rains during the job?

We tear off only what we can dry in that day and cover whatever is open. If a storm is coming, the crew stops early and tells you.

Do I need a permit?

Usually, for a full replacement. Your estimate says who pulls it and what the fee is, so it isn't a surprise on the last day.

Do I need new gutters with a new roof?

Not always. They are replaced when they are damaged, sagging or too small for the roof. We tell you which, and gutters are priced as a separate line.

What do I do before the crew arrives?

Move cars out of the driveway, take fragile things off walls on the top floor, cover what is in the attic, and keep children and pets inside. Tell us about sprinkler heads and any plants you want to protect.

When do I pay?

Your written estimate says what is due before work starts and when the balance is due. Read that part before you sign.

Ready to have Rohan look at it?

We will walk it, look in the attic and write down the options.
