Estimates
How pricing works
We don't post prices, because no two roofs are alike. Here is what decides yours and when you get the number.
What decides the price
Several things move the number on a roof. We go through them at the visit, and each one shows on the written estimate.
Size, in squares of 100 square feet
Steepness, and how we reach it
Hips, valleys, dormers and chimneys
Material, and layers to remove
Deck condition, known only after tear-off
What the estimate includes, and what it doesn't
The estimate lists the work line by line. If a line isn't there, it isn't in the price.
Includes tear-off and hauling
Includes deck check with a per-sheet price
Includes underlayment, drip edge, starter and shingles
Includes flashing, vents, permit if we pull it, and cleanup
Not included: rafter or fascia rot, chimney masonry, skylights, interior damage from old leaks
What happens at the visit
Rohan or Demetrius comes to the house, walks the outside, goes up on the roof, looks in the attic and takes photos. We tell you before we come whether the visit costs anything.
After hours
We are a weekday company with an answering service on weekends, not an weekday line. If water is coming in at night, call and leave a message, and we will tell you what to do until a crew can get there.
When you get the number
In writing, after the visit, as a price for the work listed. It says how long it holds.
If the job changes
Bad decking shows up only after tear-off. The estimate states a price per sheet, and any other change is agreed in writing before the crew goes on.
The visit
Nine steps, from booking to follow-up
Step 1: Booking
You call or send the form. We ask about the roof's age, the material and any leak.
Step 2: A walk around the house
We start on the ground: gutters, siding, rooflines.
Step 3: On the roof
Rohan goes up tied off, or flies a drone on a steep or tall roof.
Step 4: In the attic
If we can get in, we look at the deck from underneath, the insulation and the airflow.
Step 5: Measuring
We measure the roof so the squares on your estimate are real.
Step 6: Photos and options
We show you what we found and explain repair versus replacement.
Step 7: The written estimate
The work, the price, and a lower option if there is one.
Step 8: After a storm
Inspection and photos only. Your insurance claim stays yours.
Step 9: Follow-up
One call to see whether you have questions. Then we leave you alone.
