Leaks and repairs

We find where the water gets in, then fix that

A stain on the ceiling is rarely under the hole in the roof. We trace the water from the attic up before anyone cuts a shingle.

Then we repair that spot, take before and after photos, and tell you what else we saw, so you can decide what to do about it.

Where leaks start

Where the water usually gets in

  • Flashing

Where the roof meets a chimney, wall or skylight. Old sealant fails first.

  • Pipe boots

The rubber collar around a vent pipe cracks in the sun and lets water down the pipe.

  • Worn or lifted shingles

Wind lifts tabs, heat wears off granules, and nails back out.

  • Vents and valleys

Roof vents, ridge caps and the valleys where two slopes meet.

  • Gutters and the edge

Clogged gutters send water back under the first course.

  • Rotted decking

Found when the shingles come off, and priced per sheet.

Repair or replace

How we decide

We look at the whole roof, not just the leak.

  • Repair when

The roof has years left, the problem is one spot, and the shingles around it are sound.

  • Replace when

The shingles are brittle or bare, leaks keep coming back in new places, or the repair would cost a large part of a new roof.

  • Either way

You get the choice in writing, with the repair price beside the replacement price, so you can compare them.

Repair questions

Before you book a repair

What are the signs I need a new roof?

Curling or missing shingles, a lot of granules in the gutters, stains or daylight in the attic, damaged flashing, and a roof near the end of its expected life. One sign usually means a repair; several mean a conversation.

Will you look in my attic?

Yes, if we can get in. The underside of the deck, the insulation and the airflow tell us things the shingles never will.

What if it rains during the job?

We tear off only what we can dry in that day and cover whatever is open. If a storm is coming, the crew stops early and tells you.

Are the black streaks on my shingles a problem?

Mostly not. They are algae, which thrives in humid Upstate summers, and they are cosmetic. Moss is different because it lifts shingle edges. Clean gently, never with a pressure washer, and zinc or copper strips slow regrowth.

A drip, a stain, a smell in the attic?

Call us, or send your ZIP code and a phone number and we will set a day.
